Studio Contract

_____________________ Rental Agreement for Studio Space at MoHA

Studio _____ rents for $_____/ month, and $_____/____ months.

The deposit for studio _________ is $_______, and will be surrendered only once the studio is vacated, given at least one month’s notice, and if there are no damages, penalties, or unpaid monies owed on the space. The deposit cannot be used as last month’s rent. If the tenant fails to give proper notice before vacating the space, the deposit will only be returned, in part, prorated, if the tenant finds a qualified party to rent the space in the month immediately following.

Studio _________ will be used as an artist studio for:______________________________________________________________________________________________________________________________________

The tenant agrees to use the space for nothing other than the artist studio uses listed above. The tenant is responsible for using general discretion in the space, to keep reasonable work hours, noise levels, and to not create an environment that will be toxic or otherwise cause problems for neighboring tenants. The tenant agrees that the space is not to be used as living quarters or for any illegal activity whatsoever.

Rent is due on the first. There is a 5 day grace period, if that grace period ends on a weekend it'll extend to the following Monday. After that there will be a $20 late fee and $10 a day for each day after that.

The Tenant agrees to the terms of this Sub-Lease, and acknowledges this agreement exists as a Sub-Lease to the Master Lease of 3600 Lyons Road.
